Are your homes stick built?
Yes. They are stick built, on your lot, from the foundation up.

Can I make changes to a Distinctive floor plan?
Yes. You are not limited to the standard plan layouts. We have built the standard plans with many variations. Describe your ideas to one of our sales consultants, and they will advise you on the possibilities.

Will Distinctive build from my own plan?
Yes. Bring us the floor plans you like from a magazine, plan book or your own sketches. One of our sales consultants can give you the cost to build. We will NOT build from another builder's plans.

How long does it take Distinctive to build?
Time of completion is very dependent on many different factors. Those factors can include the weather, homeowner’s participation, availability of material, inspections, size, and style of the home. Our average time of completion is usually 4-6 months. Unfortunately, we cannot guarantee a completion date.

Does Distinctive Homes offer financing?
No, but we are an approved builder with dozens of banks. You are free to choose your own lender, or we can recommend one.

What site improvements are included in the base prices?
Excavation, backfill and rough grading up to 25' around the house are all included in our base prices. Other site work such as well, septic, driveway, or utility connections vary so greatly from lot to lot that it is impossible to include those items in our prices. However, we will hire, schedule, and supervise the site work for you at cost. Many of our customers include the site work expenses in their loan.

What is the difference between the People’s Choice line, the Distinctive line and the Distinctive "Plus" line of homes?
The primary difference is size. The People’s Choice line of homes is smaller with only a couple of homes being over 2,000 square feet. Most of the Distinctive line homes and Distinctive "Plus" line homes are more than 2,000 square feet. The other differences are noted in the comparison below.

Can I do some of the work myself?
Yes. Homeowners may complete those phases that they have the time and skills to finish. We will give you credit for the labor and material in the entire phase. The superintendent, in charge of building your home, will advise you of the time frame in which you need to complete your part.

Some lenders discourage homeowner involvement, so you are encouraged to discuss your plans with the bank before committing to doing the work yourself. You must also have the resources to pay for the labor and materials for the items you are completing.

Does Distinctive sell land?
Distinctive Homes, Inc. does not sell land, but Price Development does. Call Lonnie Price at 614-837-5000 for information on lot availability.

Do we have to choose the same colors throughout the house?
No, you may choose different carpet, vinyl, vanity tops and cabinets. There is no extra charge to change carpet colors. There is an additional charge to change paint colors.
